What is a Managing Agent

The Management Company which is made up of the owners in multi unit developments be they residential, commercial, or retail usually hire a Managing Agent to carry out the functions of the Management Company for them.  Winters Property Management is one of these Managing Agents. 
 
It is important, therefore, to understand that the Managing Agent is acting on the instructions of the Management Company. The Board of Directors employs Managing Agents (like Winters Property Management Limited) in circumstances where the Board does not wish to take on the full responsibility for the day-to-day management of the Company and Development. The appointed Managing Agents ARE NOT the Management Company. They are simply servants/agents of the Management Company. A good firm of Managing Agents will at all times endeavor to see that the Company honors its obligations to the individual owners and in turn, that the individual Owners honor their responsibilities to the Management Company and to each other.

IMPORTANT DISTINCTION: 

Management Company: The Company that owns the common areas, of which each owner is a member.

Managing Agents: The Company appointed to run the affairs of the management company on behalf of the owners i.e. Winters Property Management.
