BER - LEGAL OBLIGATION FOR ALL LANDLORDS FROM 1st JANUARY 2009

• With effect from 1st January 2009, there is a legal obligation on all landlords to have a Building Energy Rating (BER) on their rental properties before a new Lease/Contract/Residential Tenancy Agreement can be put in place.  In order to comply with these new regulations, all rental properties will legally require a BER certificate before placing a rental property on the market to rent from January 1st. 
• A BER Rating is similar to the energy label for a household electrical appliance - A rating homes being the most efficient and G rated the least efficient.
• A BER Certificate will remain valid for 10 years from the date of issue.  

BER SERVICES OFFERED THROUGH WINTERS

Winters Property Management Limited has formed an alliance with a professional Galway based company whom we highly recommend for this service.  This firm specializes in building energy management and are fully qualified, insured & approved by Sustainable Energy Ireland (SEI).

They are offering competitive prices to our clients starting from €139 per single floor apartment which includes VAT @ 21.5% and a €25 surcharge paid to SEI.  In addition to providing you with a BER certificate, they will also provide you with a personalized detailed report advising you on how you can improve the BER rating on your property.

Winters Property Management Limited will organize the BER assessment for your property on your behalf with no extra fees payable to Winters for the time & administration involved if our recommended BER Assessor is engaged. 

It is in your interest to be organized for new tenants moving into your property! Tenants may choose another property over yours if your BER certificate is not in place!  

Furthermore, our BER Assessors can also offer their services & assistance in providing recommendations on the BER grants available to Property Owners and will handle the grant application on your behalf including providing a follow-up BER Certificate once the recommended improvement works are complete.
