Rates for 19/20 Academic Year – 39 weeks

Terms & Conditions

  1. A Booking/Security deposit of €250 is payable with your Application to secure your booking. This deposit is refundable 6-8 weeks after the end of your student lease date, less any charges for damage or loss deemed to be beyond normal wear & tear.
  2. A non-refundable Utilities Charge of €250 for services such as Satellite TV, Wi-Fi and Refuse is payable along with the first moiety payment prior to moving in. (TV’s can be provided by Gate Lodge at no additional cost but TV licence payment is the responsibility of tenants).
  3. Rental Payment Dates: The 1st Moiety payment is to be paid in full no later than 5.00pm on 20th August 2019. The room and deposit will be automatically forfeited where accounts are not paid in full by this date.
  4. Applications made after the 19th August 2019 will need to be paid in full within 24 hours. The booking/damage deposit is made on application and the moiety to be paid within 24 hours. Gate Lodge reserves the right to release your room for resale if the moiety payment is not made within 24 hours
    The 2nd Moiety payment is to be paid no later than 5.00pm on 2nd December 2019.
  5. Late Payment Fee: Any payment that is more than 7 days late will be subject to a €100 late payment fee.
  6. Electricity: Please note that all apartments are fitted with Pinergy pre-pay electricity meters; residents will be provided with a ‘top-up card’ for the duration of their stay and are obliged to manage their own electricity payments throughout the year. Credit for the pre-pay meter can be purchased online or at any Payzone outlet.
  7. Water Charges: Water charges will be the responsibility of the residents should they be re-introduced at any stage throughout the 19/20 academic year.


Once you have applied online to live at Gate Lodge you will be issued with a user ID and password which will give you access to your account on our online Student Portal.
All payments can be made through this portal.

Cancellations Policy

If the applicant is unsuccessful in their application to their chosen college and wishes to cancel the accommodation, the applicant must cancel by email by 5.00pm on Tuesday 20th August 2019. Cancellations by telephone will not be accepted.

In the event of cancellation by the aforementioned date, a €100 cancellation fee will be deducted from the booking/damage deposit and the remainder refunded. Refunds will be issued by bank transfer only. If the applicant cancels after the cut-off date outlined above, no refund will be issued.

Eviction or Early Departure

If the applicant cancels after having paid the first moiety, or at any time during the course of the licence agreement, a refund will only be made after the bed-space has been resold and paid for. The cancelling applicant is responsible for rent for any period up until the new applicant moves in. Gate Lodge is not obliged to find a replacement tenant. Until a replacement has been found, the student will not be refunded.

Failure to refill the bed space will result in the applicant losing all monies paid. If a replacement applicant is found partial rental refund will be processed from when the new applicant moves in. No refund on booking/damage deposit for cancellations/early departure after 20th August 2019 as per cancellation policy.

Please note that when a student leaves, management has the right to move another resident into that student’s vacant room. If this occurs, however, the student must still find a replacement for the room which is vacant.
If a student is evicted, no refunds of rental will be made.

License Agreement

A standard License Agreement is entered between the student and their Landlord. The Licensee is obliged to follow the terms and conditions of the Village Rules, which outline the Rules & Regulations in place for the development and which forms part of the license. It is a requirement that all students residing at Gate Lodge MUST have a signed license. The license is available within your student portal. It must be signed by both Licensee and their Guarantors and returned to the Gate Lodge office no later than 27th August 2019. On receipt of the signed contract and rental payment, apartment and room keys will be issued on arrival during arranged opening office hours, which will permit access to the allocated room.

Wi-Fi access codes and maintenance service will not be provided until the signed license agreement is returned to the office.

Checking In & Key Collection

Gate Lodge will issue an email to successful applicants before arrival date detailing check in dates & times and what you will need to check-in. Keys will be issued on arrival which will permit access to the allocated room. No access will be given to the apartment unless payment has been received in full.

Inventory & Maintenance Form

An itemised list detailing all inventory items in your unit is available to each resident at the beginning of the student year for your reference. All maintenance issues are to be logged separately under maintenance on your online student portal within 24 hours of arrival.

House inspections

House inspections are carried out during the academic year with prior inspection notice being issued to each unit. Students are asked to have their unit in a clean and tidy condition for the inspection.

Insurance cover

You are required to take out Insurance cover for your personal belongings as they are not insured on the Gate Lodge policy. We would recommend that your personal items are covered under your parent’s policy or USI recommend cover4insurance.com

Room Moves

The Management company reserves the right to move a tenant to another property of the same room type within the complex should the property suffer a decrease in occupancy at any stage during the academic year

On Departure

Gate Lodge has a duty is to provide accommodation to you the student and to also care for the units on behalf of our landlords. It is expected that houses/apartments be returned to Gate Lodge in a similar condition to which they were received at the start of the year. Gate Lodge staff carry out a thorough check on all units following student departure with a focus on cleaning, painting, inventory and maintenance. The condition in which the unit is returned will have a strong bearing on deposit monies returned and on future accommodation applications being accepted and accommodation references being issued

  • Please pay attention to the cleaning of your hob, oven, grill pan and extractor throughout the year.
  • Painting charges can also escalate so please take care of walls & woodwork throughout your unit. Each student is responsible for his/her individual bedroom. General wear and tear is taken into consideration for the common areas but excessive damage is payable by the student.
  • Maintenance damages are to be reported throughout the year.
  • Curtains – please be aware of smoke damage – smoking is not permitted indoors at Gate Lodge.
